Jeffersontown has an old center — the streets around Gaslight Square and Watterson Trail go back well over a century — but the houses most people call us about were built between about 1968 and 1995. Brick-and-siding ranches, split-foyers, bi-levels and two-stories on curved subdivision streets with good-sized yards. Solid framing, decent bones, and a finish package that hit the end of its service life about a decade ago.

What wears out in a J-town subdivision house

Builder-grade oak. Raised-panel oak cabinets with an orange-toned finish, laminate counters with the rolled backsplash, a soffit boxed in above the wall cabinets, and a fluorescent light box in the ceiling. The boxes on those cabinets are often still fine. Sometimes the right answer is new doors, new counters, killing the soffit and running the uppers to the ceiling. Sometimes the layout is the real problem and it all goes. We’ll tell you which, and we’ll tell you the price difference.

Split-foyer and bi-level layouts. You walk in and immediately go up or down. The kitchen is closed off at the back, and the lower level is a dark family room with a half bath. Opening the kitchen to the dining area is usually straightforward. Making the lower level feel like real living space is mostly about egress, ceiling height, moisture and lighting — in that order.

Polybutylene supply lines. Gray flexible plastic pipe with crimped fittings was used widely from the late 1970s into the mid-90s. If your house is in that window, we look for it at the water heater and at the meter. When we open a wall for a bath remodel, that’s the cheap moment to replace it — not after a fitting lets go.

Hardboard lap siding. The pressed-wood lap siding from the 80s and early 90s swells, delaminates and rots along the bottom edge, behind gutters, and anywhere a downspout has been dumping. Painting it again doesn’t fix a board that’s gone soft. We cut a section, look at the sheathing and the wall behind it, and price the repair honestly.

Decks. A lot of J-town decks are 25 to 35 years old. The failures are predictable: a ledger board bolted to the rim joist with no flashing, undersized or shallow footings, and 4×4 posts notched at the beam. Rebuilds here get a flashed ledger, proper footings below frost, and guard heights that will actually pass.

The rest of it. Popcorn ceilings, brass and oil-rubbed everything, big 1988 garden tubs nobody uses, cultured marble vanity tops, and dark-grout ceramic tile. Aluminum branch wiring shows up in some late-60s and early-70s houses — we check for it before we add circuits.

This matters, and it’s the thing out-of-town contractors get wrong. Jeffersontown is a home rule city with its own Building Department. Permits come from the city, not from Louisville Metro, for work inside J-town limits.

A building permit is required when you modify the building footprint — a garage, an addition, a deck, a pool — or when you modify load-bearing members, meaning roof, floor, walls or beams. Electrical permits are required for extending circuit wiring, adding a panel or breaker, or installing receptacles, switches and fixtures where none existed; straight replacement of an existing device generally isn’t a permit item. HVAC permits apply to new equipment and to replacing existing equipment or systems. Plumbing permits and inspections are not handled by the city — those go through Kentucky’s Department of Housing, Buildings and Construction.

Do I get my permit from Jeffersontown or from Louisville Metro?
From the City of Jeffersontown, if the property is inside city limits. J-town runs its own building department for building, electrical and HVAC permits. Plumbing goes through the state.

Can I just replace the doors on my oak cabinets instead of the whole kitchen?
If the boxes are square, solid and where you want them, yes — new doors and drawer fronts, new counters, and removing the soffit above will change the room dramatically for a fraction of a full remodel. If the layout is the problem, refacing just gives you a nicer version of the same bad kitchen.

My deck is from the 80s. Repair or replace?
Look at the ledger and the footings, not the deck boards. Unflashed ledgers and shallow footings are the two things we can’t safely repair around. If those are bad, it’s a rebuild.

Do I need a permit to replace my furnace and A/C?
